There are several reasons why people get into buy to let but it’s usually either viewed as a solid investment for the future, a way of making income immediately, or both. No matter the reasons you’re choosing to invest in buy to let, here’s some helpful advice if you’re trying to make the decision of investing in London.

Why is London not the first choice for buy to let landlords?

If you’re looking to get into buy to let as a career, London isn’t the most popular choice with landlords. This is mainly because the rental yield in London isn’t as high as what you could expect in other parts of the country. Many buy to let landlords opt for areas in the north of the country, where property prices are lower and rental yields are higher. However much higher capital appreciation happens in London, it’s just whether the investor has bought the buy to let as a longer term investment and not dependent on the short term yield.

Landlords don’t have the capital needed

Property in London is comparably expensive compared to everywhere else and many landlords don’t have the capital to invest. Even if you do, you’re choosing between spending your money on possibly one property in London, or two (or even three) somewhere else.

Stamp duty rises

The recent rises in stamp duty on second homes or buy to let property (since the 1st April 2016, anyone buying a property which will not be their main home will have to pay a higher rate of stamp duty) are fairly significant. Unlike the regular Stamp Duty, there is now an extra 3pc charged as a flat rate on the overall cost of the property. This is making London’s high property prices look even more unattractive to potential landlords.

Example of regular stamp duty:

If you’re buying a house for £275,000 you would pay no tax on the first £125,000. The next £125,000 will incur a 2pc tax charge of £2,500 and the remaining £25,000 will get another rise of 5pc worth £1250. This is a total bill of £3750.

Second home stamp duty:

With the extra 3pc added onto any property purchase over £40,000 this would increase that £3750 charge to £12,000!

Lower rental yields

Rental yields are also an issue. As property prices are so high in London compared to the rest of the UK, the gap between the cost of mortgage repayments and the amount of money you can expect in rent is usually considerably smaller.

Earning a small yield means you’re likely to be in more trouble financially if anything goes wrong, like long void periods, the rent not being paid on time or repairs that need to be carried out. Investing in property in London to rent is more of a risk if you’re reliant on the rental income to pay the mortgage and don’t have anything to fall back on if plans don’t work out.

Why do some people choose London for buy to let?

Many people choose London for their buy to let because it’s where they live and work. Keeping an eye and managing property when it’s closer is easier than buying at the other side of the country. If you’re planning on using an agent to manage the property (which many people do if the property is far away) this could seriously eat into your rental profits.

If you’re purely looking at a buy to let property as a long term investment but you’re not bothered about making a huge profit in rent, then London could work very well for you. As property prices in London keep rising, it makes it much more likely that you’ll get a higher profit when you come to sell the property. For a long term investment perspective then this makes sense, although as mentioned there will most certainly be a higher rate of capital gains to pay.

If you wish to rent out property to a specific market (young banking professionals) then there are ways you can increase the capability of earning higher rental yields, however this will involve some effort. Some investors buy lower end property in up and coming areas popular with young bankers (the Isle of Dogs is a popular spot for this), make considerable conversions to the property and then rent out by the room. This can mean a higher profit, but it’s also harder work as the tenant turnover is usually more rapid.

What to consider if you’re set on buying in London

If London just seems like the more sensible choice for you, try to make the most calculated decision you can on where to buy. As well as considering up and coming areas and locations, you should also consider the type of property.

Old vs new

Period property – If you want to keep your yields as high as possible, be wary of older period properties. Although they generally hold their value far better and therefore tend to sell quickly, they are more prone to having high maintenance costs. Older properties need regular maintenance and it’s more likely there will be expensive structural issues you’ll have to deal with during the course of your ownership.

New builds

New properties tend to have lower maintenance costs, but if you’ve bought a property with a lift and concierge service then you should be wary of high service charges. You might be able to rent the property out easily, but the rise in capital may be slower than a period property (especially if there are lots of new developments close by). If it’s in a good area, it should still be easy to sell when you’re ready to move on.

There are ways that you can get better deals from developers. If you’re less bothered about the exact location and can be more flexible, here are a few pointers that could help.

Keep an eye out for companies going into administration and make offers directly to the administrator.

Developers are usually in a rush to sell off remaining units in order to secure finances for their next projects. Try offering on buildings in completed flats where most of the units have been sold, you’re more likely to get a good deal.

Developers (like those listed on the stock market) may be focused on booking sales within the current financial year and therefore be more flexible in price to secure deals in time. Offering around one month before the end of this period can mean you get a bargain (you can find this information usually online or on the company’s website).


It’s wise to research as much as possible about a location before you buy. This will allow you to spot good buying opportunities when they come up. It will also help you narrow down the best streets to concentrate in within your chosen area. Two Dads: One Computer-maniac, the Other Computer-phobic


I have two Dads. That sounds strange does not it? One is my genetic father, and the other is my geneticist father. The genetic Dad I've only ever lived with for one year when I was an infant, while the geneticist Dad is what you would call a step-father, but I've lived in close proximity with him for more than 20 years. I feel close to them both. I connect differently with each of them but on a pretty much equal level. The reason I'm sharing my personal information with you is because I've just had a realization about my fathers in relation to the area that I work in: computers and the Internet. It's really quite interesting.

One father is a computer maniac. Whenever a new technology, software, gadget, or website emerges he is one of the first to grab it up and evaluate it. My other father has an old piece-of-crap box that looks something like a computer, with a tediously slow dial-up connection to the World Wide Web. Compared to the wireless, broadband Mac personal computer and mobile-connected Mac laptop of the enthusiast, they could not be further parts of the galaxy.

Then there's me. I could be construed as being a walking paradox, an enigma, or just plainly twisted when it comes to my relationship with the computer and Internet sphere of life. Nature / nurture, genetic / environmental … For whatever strange reason, I have turned out to be a combination of the two papas. I work as a creative writer for an Internet web-hosting company. I love the ideas and valuable functions and tools that the Internet has brought to humanity (or was it humanity that bought it to the Internet?). However, I have issues and challenges when it comes to using these awe-inspiring machines.

Currently I am away from home in a different city visiting my girlfriend. At home (I am currently living with my parents-Mother and geneticist, as I'm going to live overseas soon) all I have to do to get on the Internet is open up my laptop and I'm on-line. If I'm at work, I go to my PC and all of my settings are stored and ready for me to use. While in a new place, things have not been running as smoothly as I would've liked. The answers are probably simple and easy to do, but this is one of the kinds of challenges that cause me to stumble. Although I am deeply interested and have a true faith in this new technology, I am a real novice when it comes to getting things done on someone else's computer.

I bought my laptop with me. My girlfriend only has a dial-up connection which she uses with her laptop. I could use hers' but she's Chinese so a lot of what comes up on the screen is illegible to me. I do not know how to change her language configuration. I'm used to doing it quite easily on my Mac, but her computer is a PC and I'm not as practiced in this other format. That's one of my problems. I only have so much patience when it comes to working these technological issues out; It could have a trait passed on by my ice-age father (No judgment is being laid here.) He just does not feel that he can work new technologies out. "He's had a digital telephone answering machine for two years which he still hasn ' T set up. He feels bad about it but his manual one does the job, so he sticks with it.). I'm also a little afraid to hook my laptop up to her dial-up line as I know from experience that I'll have to change some settings of which I am not confident about doing.

So the next answer was to go to her university where she said people use their laptops wirelessly in the library. That sounded cool so I went in and tried it out. I even tried changing the settings to get it to work (It took courage.) But I could not get it to work. I was weary about asking for help because I was not really a student at that particular learning establishment. Instead, I've been using the library's computers. This is OK, but since I can not walk away with the files I create (I borrowed my girlfriend's thumb-drive but an experience from the past of not being able to transfer information from PC to Mac deters me from using it-again, An irrational fear. I know it, and I will give it a try this week. I've saved to saving my files in my email account as attachments. It's not conventional, but it works.

Another issue I've had is getting onto my messenger service. The university computers do not have it on their desktop, and when I tried to download an on-line version I was told that I did not have the authority to do so. I went to an Internet café, and I could do work there (I'm working on the road) but I feel kind of silly paying to get paid. It was cool there because as they had messenger with voice and video and I was able to have a conversation with my brother who is traveling around India. He could see my sister and me, but we could not see him as he said the Indian computer devices (webcams, headsets) in that town were looking a little bit crappy in design and also looked worn for wear. It was heaps of fun making funny faces knowing that he would be seeing us. I think he's getting lonely as he's only 19 years old and has been away from home for over 7 months.

As you can see I've inherited beliefs about computer from both of my Dads. I find things more difficult than most, I believe, but I'm not going to give up doing my best to get the things done that I feel are necessary. Over time I hope to get over these little obstacles and hurdles and become proficient in all of the cool aspects of this new realm of human endeavor. I also have faith that the technicians and engineers are probably working hard to make things simple for the rest of us.

Whatever happens, I'm going to stick with it, and when I go to see my genetic father next I'm going to do my best to inspire him to buy a new computer with a Broadband connection. Then all I have to do is show him a few of the amazing things that this human created Internet tool can do. One of the aspects of the Web that affects me is mostly the simple fact that if you think of anything at all in the known Universe, you can then look it up on your search engine like Google and in the time it takes to blink your Eye, immediately start to learn. It sure beats catching the train to the library, looking up a book in the card catalog, searching for it, then finding out that someone else has borrowed it and is late bringing it back.

On the other hand, if you’re someone that’s looking to build something that will really wow your audience then you might consider spending some major time and developing some animation skills with a program like Macromedia Flash. I personally always spring for what I believe will bring me the greatest amount of profit with a minimal amount of effort, and because of this I usually end up spending all of my time diving in deeper with ONLY my WYSIWYG HTML editor, and my image editor.

What is a “WYSIWYG” editor?

A WYSIWYG (What You See Is What You Get) HTML editor is what allows you to get by with minimal knowledge of HTML. Yes, that means you don’t have to know EVERYTHING about HTML to have a decent looking website. When you use a WYSIWYG editor it interprets what you’re doing (inserting an image for example) as being a certain series of HTML tags with attributes, and does it for you… Thus, what you see on your screen is what you get. Instead of seeing a bunch of HTML code in text format, you’ll mostly see what will actually show up in your browser once your web site is up WHILE you’re making it. I highly recommend using the latest version of dreamweaver — it is well-known as one of the best HTML editors by general consensus. Dreamweaver’s interface is very friendly, has a built in FTP client, and is specifically built to be flexible enough to suit both the coder and the everyday amateur webmaster.

Image editing? What do I need that for?

Okay, let’s be realistic here: If you’re going to make a professional *appearing* web site it’s important that you can make some basic, decent looking graphics. There’s a lot of graphics problems that can truly get the job done, but as far as power and flexibility goes I recommend Adobe Photoshop. Adobe Photoshop definitely takes some time getting used to, but in the end it’s VERY rewarding. I’ve ended up using my knowledge of Photoshop to make not only graphics for multiple web sites, but also touched up portraits, made business cards, flyers, and other online advertisements such as banners. Infact, I’ve used it for everything except animation… But it also comes with Adobe Imageready which is very good with animation. This software is amazing, and if you’re going to learn ANY image editing software I recommend you start with Photoshop because of it’s widerange of overall… usefulness!

Let’s get me some sales!

Kick off your new web site you’ve gotten up from your knowledge of webmastering and image editing with a few new sales… Sounds like a plan? Well a great way to do that quickly is with pay-per-click advertising. BUT WAIT! Doesn’t that cost money? Well… Yes. But with the tools brought to us by some of the biggest pay-per-click advertisers out there we should be able to make a good evaluation of how much profit we’re going to make without much investment upfront.

The big question behind pay-per-click advertising is whether or not it’s worth the cash when you can simply get traffic from regular search engine ranking (otherwise known as organic traffic). Afterall, there are plenty of companies out there that promise to help get you all the traffic you need through optimizing your web site for organic ranking. The answer to this question is quite simple: profit is profit. Through conversion tracking tools such as those offered by Yahoo! Search Marketing and Google AdWords anyone can calculate exactly what their profit is after cost of PPC advertising is taken out. In my opinion, Google AdWords has the most user-friendly interface among the PPC advertisers. Google Adword’s interface makes it very easy to see which keywords are pulling you in the most sales, and which ones aren’t even worth your advertising money.

Let us not forget, however, that in order to make those conversions we’re going to be needing a shopping cart! There’s a lot of diverse software packages out there you can use, but I’ve been using Mal’s E-Commerce Free shopping cart for a number of years with great success. The cart’s server is hosted on their machines so that means you not only get away with not having to pay for the software itself, but you get out of having to buy an SSL security ticket too! Nothing’s a better bargain than free, eh?

Getting those sales leads you’ve been building up to BUY!

Once you’ve scored a few sales it would probably be a good idea to start using some kind of lead management services. I highly recommend the use of autoresponders for this purpose. Autoresponders are, essentially, a newsletter sign-up that allows you to strategically determine what you want to send each lead after a certain allotted amount of time. For example, let’s say someone visits your web site and you offer them a free newsletter. If you were selling an ebook on some very complicated topic, you might consider sending them only information on the most basic concepts at first to get them interested. Slowly but surely, you can turn those visitors that might have left your web site and never have returned into some serious revenue!
